The Compass Path

You will always know what happens next

Uncertainty is the hardest part of a senior transition. These are the six steps I walk with every family, from the first phone call through settling in.

Six steps

Listen. Evaluate. Plan. Prepare. Sell. Settle.

The Compass Path is the same six steps for every family I serve. You will always know which step you are on and what comes next. While your family's senior-placement professional guides the care decision, I keep the home timeline moving in step with it.

One family. One guide. One plan.

  1. 1

    Listen

I begin with a conversation, not a sales call. Family priorities, timing, and concerns come first. You do not need to have anything figured out before I hear it.

  2. 2

    Evaluate

I prepare a free home-value evaluation and equity picture, then walk the family through the practical options: sell, retain, rent, or wait.

  3. 3

    Plan

Scope, budget, roles, and a transition calendar go in writing, so every sibling and every professional is working from the same page.

  4. 4

    Prepare

Sorting, clean-out, donations, estate sale, repairs, staging, and the move itself are coordinated around one timeline.

  5. 5

    Sell

Three-phase Compass marketing, negotiation, inspections, appraisal, and closing, managed start to finish and timed with the move.

  6. 6

    Settle

After closing I confirm vendors are paid, documents are in hand, and post-close needs are covered. Settling well is part of the transition, not an afterthought.

Typical timeline

How the six steps usually unfold

Every family is different, and sometimes there is very little time. When there is time to plan, this rhythm consistently produces calmer moves and stronger home sales.

Months 6 to 12 before

Listen and Evaluate: the first conversation, the home's value, and the family's timeline

Months 3 to 6 before

Plan and early Prepare: a written plan, decluttering begins, trusted professionals engaged

Months 1 to 3 before

Prepare and Sell: repairs, staging, estate sale or donation pickup, listing launch

Move month

Sell and Settle: move day coordinated, offers managed, the family settled in

After the move

Settle: closing, proceeds wrapped up, and ongoing check ins
